What are your costs of a transaction?
Touch-ups
This is 100% dependent on the condition of your home. You may decide to do minor repairs – paint a wall, weatherstripping, fix dings in walls (~$500) or major jobs (repairing a roof, resurfacing a floor, electrical, or plumbing work. The buyer might also insist on some “fixes” as a condition to sell.
Photography & Measurements
Professional photos are highly encouraged and measurements are required if you want to post on MLS. All in, these will cost anywhere from $350+ depending on the size of your home. If you list your home with Bōde, they will cover the costs of these services.
Staging

Mortgage Penalty
This is an important penalty you should be aware of ahead of selling your home. Depending on the contract and timing, these fines can be quite hefty and might make selling your home quite expensive. Sometimes, the bank will port your mortgage over to your new home which might reduce the penalty.
Agents
Here is a biggie. If you decide to sell you home with an agent, they typically charge 7% on the 1st $100,000 and 2.5% on the balance of the sale price for properties in Vancouver. Around half (50%) of the 7% on the 1st $100,000 and 2.5% on the balance is payable to a buyer’s agent who brings the seller an offer that completes at the Land Titles Office.
There are other options to avoid some of these costs. If you chose to sell with a traditional agent you will typically incur the costs of the buy side agent. Of course, if you sell without an agent, or sell to a buyer without an agent there are significant savings there. Survey Certificate

Condo Documents
If you live in a condo you will have to request the Strata Documents from the property management company. These costs can range from $30-$250.
