Bōde is a Mere Posting Provider as defined by the Canadian Real Estate Association offering tools and data to our customers to be self-represented. The Bōde marketplace is designed to ensure buyers, sellers, and agents all have a hassle-free high-value experience.
Bōde sellers determine if they are offering a commission to a buy-side agent - the vast majority of them do! For sellers that are not offering a buy-side commission, you are invited to make an offer that contemplates your costs. Bōde distributes funds at the conclusion of the transaction as per typical industry practice.
Buyer Brokerage Agreements, standard since 2018, outline how agents are paid in situations where the seller chooses not to offer commission. Your commissions would be distributed directly from the buyer as per typical industry practice.
Booking a showing and making an offer is simple and straightforward with Bōde. Sellers will favour showings and offers from agents using Bōde online features for organization and efficiency purposes. This will ultimately benefit all parties in the transaction. Upon agreement of terms, they are populated in the standard industry-standard contract for signature using DocuSign as usual.
As a licensed brokerage, Bōde abides by all the rules and regulations that apply to the real estate industry. We believe in giving homeowners options and understand that our unique model is not for every buyer or seller.
