You can book a viewing on any home on the market by:

  1. Go to the top navigation and click “buy” then “find a home” it will take you to this search page .

  2. You can fill out the filters and/or move the map so that you see all the homes on the market that you are interested in.

  3.  Click “View Listing” on any home you are interested in viewing.

  4. On the “Listing” page, you will find a lot of useful information. If you have an account with Bōde you will see some transaction data on the home. You can also “ask a question”, “book a viewing” or “make an offer”. These buttons take you directly to the seller if it is a Bōde Listing or takes you to the seller’s agent in the case where they have one.


Our saved search functionality allows you to save all of the criteria that matter to you most.


You can do this as many times as you want, so make sure to nickname your searches in a way that makes sense to you!

The best way to find out how much you can afford is by getting pre-approved for a mortgage. This will give you an indication of the range that you can confidently search within. Being pre-approved also strengthens your offer.

Most agents are happy to show one of their listings regardless you an agent or not. In the rare situation where an agent tells that you need to be represented to tour a home, you can ask if those are the wishes of the seller. A seller would have to explicitly instruct their agent to not show their home to self-represented buyers.


Some agents would feel more comfortable being there to host a showing for self-represented buyers which you can offer up as an option.

We will, in turn, send you any listing that meets that criteria as it comes on the market. Simply fill out the filters, then make sure the map is centred on the area you are most interested in and decide how often you would like to receive updates.

Making an offer – Now you can make an offer yourself – for free!


Step 1. Go to the Search page and find the listing you would like to make an offer on.

Step 2. Click “Make an offer” on your listing which steps you through the process of making an offer.

Step 3. Fill out their offer price, deposit, inclusions, exclusions, terms, conditions etc. You will be able to start the clock on when how long you would like to make your offer valid.

Step 4. We highly recommend including a personal note for the seller perhaps including your comparable references for your offer price.

Step 5. Submit your offer. This will send the offer over to the seller or the seller’s agent. You will have this offer for reference in “My offers”.

You are able to fully manage your listing yourself.

Bōde’s Agreement – Once both parties have agreed, you will receive an email as well as an on-platform notification that will take you to the populated, industry-standard, contract that reflects the terms of the offer that both parties have negotiated. Once you click “I accept” it will then be sent to the other party to “click to accept” these terms. Congrats! You have a conditional agreement!
