Overall Edmonton Market
Edmonton is standing out as one of Canada’s strongest real estate markets, with sales up 2%, inventory down 17%, and months of supply falling 23%. Unlike other major cities, demand here remains steady, pushing benchmark prices up 10.96% year-over-year to $421,800. With only a 0.32% price increase month-over-month, growth is slowing, but Edmonton remains a more stable and balanced market than Calgary or Toronto.
Edmonton's Detached Homes
Detached home sales have dipped 5%, despite a 2% rise in new listings. The benchmark price has climbed 11.99% year-over-year, but month-over-month, it has slightly declined (-0.32%), signaling a potential pricing plateau. The segment remains relatively strong, but sellers should expect longer listing periods and firmer negotiations from buyers.
Edmonton's Apartments
Apartments are the best-performing asset class in Edmonton, with benchmark prices up 23.52% year-over-year and an impressive 4.78% month-over-month gain. Despite sales falling 12%, the lack of new listings (-28%) has led to a supply crunch driving up prices. Investors and first-time buyers are pushing condo prices to record highs, making this segment one to watch in 2025.
