To understand what’s happening in the real estate market you have to look at supply and demand.
The best proxies for supply and demand are:
Supply
New supply: New Listings (i.e. the number of homes recently listed for sale)
Total supply: Inventory (i.e. the total number of homes listed for sale)
Demand
Sales (i.e. the number of homes recently sold)
Supply & Demand
Months of Supply (i.e. the number of months it would take to sell all current inventory at the current rate of sale)
These metrics are the best indicators of the health of the real estate market. Let’s look at what they show us.
Overall Vancouver Market
Vancouver’s housing market is in a clear correction phase. Sales are down 32%, while inventory has jumped 42%, pushing months of supply up 87%. This shift has led to a 2.29% drop in prices month-over-month and a 7.38% decline year-over-year. Sellers are facing growing pressure as listings increase and buyer urgency fades. The city is now firmly in buyer’s market territory, and unless demand rebounds in spring, further price softening is likely.
Vancouver's Detached Homes
Vancouver’s detached segment has seen the sharpest pullback. Sales dropped 40%, inventory rose 33%, and months of supply climbed 91%—creating a deep imbalance. Prices followed suit, plunging 6.46% MoM and 8.22% YoY. This marks a serious shift in sentiment at the top end of the market, where high interest rates and affordability limits are deterring buyers. Expect continued downward pressure, especially in traditionally high-priced neighbourhoods.
Vancouver's Apartments
Apartments are faring better than other asset classes but still show signs of weakening. Sales fell 29%, inventory rose 46%, and months of supply nearly doubled. Prices slipped just 0.14% MoM and 0.71% YoY, suggesting modest but mounting pressure. With elevated supply and reduced urgency, buyers are regaining leverage. Still, condos remain the most stable segment due to their relative affordability.
Vancouver's Attached Homes
Attached homes (townhomes and duplexes) are facing heavy headwinds. Sales declined 28%, inventory jumped 53%, and months of supply rose 91%—indicating strong oversupply. Prices fell 0.97% MoM and 4.21% YoY, showing buyers are no longer willing to stretch budgets for mid-tier options. This segment is especially sensitive to rate shifts and may see deeper price cuts unless buyer confidence returns.
