Vancouver’s July market reveals growing hesitation among buyers. Sales dropped 7% compared to the average of the past 5 Julys, while new listings surged 17%, pushing inventory up 37%. Months of supply jumped 41% and the benchmark price declined 2.46% month-over-month to $1,165,300. Year-over-year, prices are down 3.02%, signaling a clear shift in market sentiment.

Detached home activity softened with sales down 8% and listings up 15%. Inventory rose 32%, lifting months of supply by 36%. Despite the increase in selection, pricing remained relatively stable — the benchmark dipped just 0.34% from June to $1,974,400, and is only 2.42% lower than this time last year.

Vancouver’s condo segment saw a 9% drop in sales and a 13% bump in listings. Inventory climbed 37%, yet prices edged up 0.54% month-over-month to $743,700. However, a 3.94% decline year-over-year reflects lingering affordability concerns and elevated competition.

The attached market stands apart. Listings soared 29%, and sales held steady with a slight 1% increase. Inventory rose 50%, but prices fell 3.22% to $1,099,200. Still, the relatively stable demand may indicate this segment is holding firmer than the rest.
